Closing Disclosure

The Closing Disclosure is a federal form from the Consumer Financial Protection Bureau that lists the final terms of a mortgage and every closing cost. Lenders must give it to the borrower at least three business days before closing on most home loans.

The form's "Calculating Cash to Close" table has a line labeled "Deposit" that shows the earnest money, with the Loan Estimate figure next to the final amount. The deposit also appears among the amounts already paid by or on behalf of the borrower.

Check that line against your receipt. A buyer who put $10,000 down on a $500,000 home should see that deposit subtracted from their cash to close.
